If you're thinking about listing your property on Airbnb in Las Vegas, hold that thought—at least until you're fully up to speed on the city's strict short-term rental (STR) regulations.
Las Vegas has tightened the reins on STRs, and not all homes qualify.
To list legally within City of Las Vegas limits, here’s what you need to know:
Key Requirements:
Owner-Occupied Only: Your STR must be in a home where you live.
Bedroom Limit: No more than three bedrooms allowed.
Spacing Rules: Must be at least 660 feet from another STR and 2,500 feet from any resort hotel.
Business License Required: You’ll need a valid business license and proof of $500,000 in liability insurance.
Annual Inspections & Renewals: Properties must pass a safety inspection and renew licenses yearly.
Licensed Property Managers: If someone else manages your rental, they must hold valid state and city licenses.
Additional Rules to Follow:
Noise compliance and parking limited to the driveway.
HOA approval (if applicable) must be secured in writing.
Trash must be stored out of public view.
You must provide a 24/7 point of contact who can respond within 30 minutes.
Taxes: STR owners are responsible for collecting and remitting Transient Occupancy Taxes.
